Brown said another obstacle to affordable housing construction is that homeowners “go ballistic” when housing projects get proposed. There are more than 650,000 rent-stabilized units throughout L.A., including nearly 52,000 in Council District 1, according to the motion. Meanwhile, families in the Toland Way building remain nervous about their future and don’t know where to go if the project is approved. The mayor’s office issued a statement Thursday evening suggesting that Bass is open to revising her executive directive to address the Toland Way residents’ concerns. Kathy Hochul, who negotiated the deal, and Mayor Eric Adams, who advocated for it, praised the outcome for its policies to increase housing production while enhancing tenants’ rights.
Developing housing for community members with a combination of needs beyond just a physical property requires more commitment and expertise than simply constructing buildings, Pezeshkpour said. Cities throughout the county have developed new policies to get more affordable housing built, but housing advocates say more must be done. More than 1,900 affordable homes were built in Orange County in 2023, the most in the six years since California cities and counties began annually reporting housing production by income levels. Last June, the City Council instructed the planning department to draft an ordinance to make permanent the provisions outlined in the mayor’s ED1 streamlined approval process. The council has not voted on that ordinance, but that would be an opportunity for the council to add safeguards for struggling renters.
The families, who say they were not given any guarantee that they are safe from eviction, met last week with their city councilmember, Eunisses Hernandez, to ask for help. On April 18, the city’s planning department sent Jacobs and his representative a letter informing them there was a hold on processing the application due to missing information. The letter said Jacobs had 30 days to provide the information or the application would be terminated. Lou Jacobs, a partner with California Landmark Group, is listed as the project applicant, along with an entity called JFP Toland LLC, according to city records.
That’s why we recommend you invest in a professional graphic designer or a mascot designer. This investment will be well worth it; after all, your company’s mascot will become the face of your brand. Designing a captivating mascot logo requires careful thought and creativity. Let’s explore the step-by-step process of creating a mascot logo and how you can infuse the charm and character that sets your brand apart. Thinking outside the box often leads to breakthroughs in mascot design.
Finalize a Character
Because, in today's digital age, your mascot needs to look great everywhere, from billboards and business cards to websites and social media. Alright, so you're ready to create a good mascot logo design, but where to start? Well, at the core of any effective mascot lies a set of key characteristics. Let's discuss some of these fundamental aspects that can help your mascot stand out in the crowded marketplace. Creating a brand mascot is not a single procedure; it requires a deep understanding of color psychology, brand story, and character design. A freelancer might want to outsource each step separately and since different people create every one of these steps, the result might not be ideal.
Step 1: Define Your Brand Personality
Although it's a simpler design, it still effectively communicates the brand's focus on freedom, conversation, and community. The other consideration while choosing colors for your mascot design will be the application. Will your mascot appear directly on your marketing designs?
How to Make a Kid-Friendly Elementary School Mascot Design
For example, if you need to design a mascot for a university, look at other schools within your region or country. On the other hand, if you’re designing for e-sports, look at other teams or gamers. More importantly, analyze the competition in your field to find how you can separate yourself from the competition. Once upon a time, Dunkin Donuts had as an inseparable part of their design vision, a mascot and a buddy, called Dunkie. Somehow, he got lost during the years and in the latest years, Dunkin Donuts were more recognized for its minimalistic design.

Even the same character looks very different depending on the illustration style you choose. The below designs show how different illustration styles can be used in mascot design. When you have multiple mascots as in the above example, each can be for a particular product line. This way, when you create general marketing designs, they can appear together. Or when these are promotions for individual product lines, these mascots can appear independently. The marketing team might give you insights into the current market trends.

We’re proud to be trusted by clients in over 70 countries and some of the world’s biggest brands, as well as local schools and small businesses. Raster images, like photographs, consist of a grid of pixels (squares). The poses and the actions also depend on the character and the context you are going to use it for. You can use your character as a profile image, as a cover image of the channel, in the video thumbnails, in the intro and in the video content itself. If your character is more complex and realistic, the animation can be extremely expensive.

Having a cartoon guy as a brand mascot has brought vast success for many companies we now admire and draw inspiration from, some of them older than a century! That’s why here at GraphicMama we’ve decided to make a retrospection and honor some of the most successful brand cartoon character designs of all time. Mascot logos infuse brands with character, charm, and relatability, allowing them to connect with audiences on a more personal level. Completely custom mascot design
A mascot design is a character (animal, object or person) designed to represent a collective, incorporated or not, with common identity and values. The Pillsbury Doughboy has been on the marketing stage since 1965 as a unique boy character made of dough. The design of this cheerful cartoon character includes a scarf and a chef hat which give the impression that this chubby fella is a real master of cooking. To a huge extent, this smiling boy contributed to the success of the Poppin’ Fresh product line and even started appearing in other brands’ commercials. The colors and style of your mascot should also align with your brand's visual guidelines.
It’s a great idea to involve the student body in imagining your future mascot. Invite them to submit ideas or even sketches for what the school mascot should be, offering a prize for the student whose proposal is selected by the administration. Of course, you always need to consider the unique interests and preferences of young children when you are conceptualizing an elementary school mascot.
All you need to do is sign up for our unlimited graphic design services and get started. When you’re creating your mascot, you need to ensure that there is a clear contract that outlines the terms of the ownership of the artwork and the usage rights. This is especially important if you’re getting your mascot designed by a freelancer, as they may not automatically grant you full rights to the artwork they create. But that’s not the case when it comes to designing a mascot.
An interesting fact about this popular bunny mascot is, that he wasn’t very warmly welcomed when introduced in France and Greece. The same drink, Nesquik, already had a different-looking mascot for the European market – a big yellow rabbit, or the so-called Gros Quik (Big Quik). The customers loved the yellow brother of the American Quik and protested when the company replaced their big old friend with the Yankee. Professional designers from all over the world enter your contest by sending you concepts. You’ll collaborate and give feedback to create the ideal mascot.
That’s because a developer wants to demolish the 17 rent-stabilized residential units at 4319 N. Toland Way – where about 45 people live – to make way for an eight-story, 153-unit affordable housing complex. In subsidized housing, the government pays apartment owners to offer reduced rents to tenants with low incomes. State lawmakers brought back a property tax break, added tenant protections, encouraged office-to-residential conversions and changed renovation rules for rent-stabilized apartments — all in one monster budget bill. “I believe we can both preserve (rent-stabilized) units that house some of our most vulnerable residents, and clear hurdles to boost the production of new affordable housing at the same time,” she said. In 2019, the state legislature made significant changes to rent stabilization.
Where are the smallest gaps between renting and buying?
As of February, the typical monthly mortgage payment of a median-priced home in the U.S. was $2,703, while the typical monthly rent nationally was $1,979. The state uses the area median income for each county to determine what is considered affordable. In Orange County, for a household of four that is $127,800 in annual income. So to qualify for low-income housing, a household of four can earn up to $114,800 a year, or $80,400 for an individual. A “good cause eviction” bill introduced in 2019 would have allowed tenants to challenge evictions that resulted from rent increases of more than 3 percent or 1.5 times the regional inflation rate, whichever is higher.
How will Southern California be impacted by the Supreme Court case on homelessness?
California recently dedicated $70 million in federal funding toward affordable internet service, devices and training. Rural households sometimes have just one provider, and families who can’t afford it have little recourse. The program, which was created after the pandemic forced many Americans to turn to the internet to connect with work and school, has 23 million enrollees nationwide — 1 in 6 U.S. households — including nearly 3 million in California. The monthly cost of renting across all 50 of the largest metro statistical areas (MSA) is 37% cheaper than buying a typical home, Bankrate said.

Typically PHAs have housing programs specifically for low-income families, veterans, the disabled and elderly. Low-Income ranges are published yearly by HUD and are dependent on family size and location. Due to overwhelming demand, many waiting lists for Section 8 fill up quickly. Those waiting lists will only open for brief periods of time when they are able to accept more applicants.

When schools first shut down, they relied on a Los Angeles County Unified School District program that offered free internet to eligible students. County officials partnered with the nonprofit EveryoneOn to get the word out. Chief Executive Norma Fernandez worries families will be confused when they see their internet bill go up and won’t understand why the program ended. In Los Angeles, the federal program has played an important role in the county’s effort to close the digital divide, which was exacerbated by the COVID-19 pandemic. Through local promotion, enrollment in Los Angeles grew to nearly 1 million households. Eighty-seven percent of white households had access to high-speed internet, compared with 83% of Black households and 80% of Latino ones, according to a survey.

The new deal lifts the FAR cap, which had limited residential space to 12 times the lot size. The legislation brings together housing policies debated for several years. It includes compromises criticized by both real estate and tenant groups. Rep. Salud Carbajal (D-Santa Barbara) is among 228 bipartisan co-sponsors of the Affordable Connectivity Program Extension Act of 2024, which would provide an additional $7 billion to keep the program afloat for another year. Among the co-sponsors are 22 Republicans, including Rep. Young Kim (R-Anaheim Hills). A recent Bankrate survey found 42% of Americans believe now is a bad time to buy a house.
Affordability
Another section of state law already specifies that a squatter does not have a landlord-tenant relationship. State and city lawmakers have long debated ways to legalize the tens of thousands of illegal basement and cellar apartments in the city. The issue gained urgency when 11 people were killed by Hurricane Ida’s floodwaters pouring into their homes.

On Thursday, April 25, the planning department said the applicant had provided some of the missing materials but the case would remain on hold until all paperwork was completed. In an FCC survey of 5,300 households conducted in December, more than two-thirds of respondents said they had inconsistent or no internet before joining the federal program, the majority citing affordability. About one-third of respondents said they had both mobile and home internet service. Four years ago, Claudia Aleman and her family had only one way to get online — through their cellphones. Without internet service on a computer, her youngest daughter couldn’t get homework assignments in on time, her parents couldn’t keep up with online doctor visits, and the English classes she wanted to sign up for were out of reach. Bullock said the reason low-income units were not being built at the same rate as above-market is because they are not seen as “financially beneficial” to developers.
Residents in a California county have complained about a series of mysterious explosions at night. "There's people that burn a fire and little fire pits, maybe something caught on fire, but not an entire house," said neighbor Logan Lambert. A neighbor shared security video of the scene which showed the explosion and fire. Monique Villegas, spokeswoman for the ATF, said that ATF agents will arrive on Thursday, July 1, and assess the scene. Additionally, child endangerment charges were being sought against Cejas because he allegedly had his 10-year-old younger brother at the home where the fireworks were discovered, according to Moore. Moore said that the Los Angeles County Department of Child and Family Services would be launching an investigation as well.

This means nothing will be done to them, and any demolition would have to be approved by the borough. Organized neatly with a Timeline to show your career progress. This is the resume layout most job seekers go with and probably the one you’ve been using so far. This functional resume template will emphasize your strengths and work experience professionally, while still managing to stand out from the masses. An interesting detail to add to your resume is illustrations. Accompanying your skills with some illustrated icons can add some life to even the most boring of resumes. It also allows you to play with some other elements other than colors and shapes.
This creates clear divisions on the page, making it much easier to read. If the recruiter can’t be bothered with your resume, it might be the case of a wrong font. Choosing the best resume font is essential when designing a resume. The margins on a resume need to be the same on all four sides. Depending on the choice of the design, they can vary in size.

This option prioritizes job seekers’ skills, placing that section at the top of the resume. If you’re making a big career change, you can keep the objective section; otherwise delete it or replace it with a summary statement.
Either way, you’ll almost always want to have your most recent experience at the top and your older experience down below. You can also opt for a combination resume, which is a mix between a reverse chronological resume and skills-based resume. It highlights your skills at the top, but allows just as much room below to cover your job and school experience. But it’s often safest to start with a clean slate all on your own and eventually upgrade to a more advanced layout. Like many recent grad resume templates, this option places collegiate experience at the top.
There was also only one blank resume template, with limited customization options. Simply create a ”skills” section on your Novorésumé resume template, and list your top skills. We usually recommend going for a mix of hard and soft skills.
